James Island Condo Renovation

This full condo renovation reimagined a compact footprint into an open, highly functional home with clearly defined spaces for cooking, gathering, and relaxing—designed to support both everyday living and entertaining.

Understanding the Client & Existing Conditions

The homeowner envisioned a more open floor plan with room to cook, host, and unwind, while still maintaining a sense of warmth and personality throughout the home. With just 1,107 square feet, the existing layout offered potential, but maximizing function without overwhelming the living areas was essential.

Design Process & Planning

Through a thoughtful design process, we studied how each space could work harder while remaining visually connected. Layout planning focused on efficiency, scale, and transitions between rooms. Early design decisions allowed us to balance openness with definition—ensuring the kitchen, living areas, and private spaces each had a clear purpose without feeling confined.

The Renovation Solution

A large, efficient kitchen was designed with a generous island that supports cooking, entertaining, and casual gathering. A subtle ceiling height shift between the kitchen and living room became an opportunity rather than a limitation; we highlighted the transition with a stained tongue-and-groove ceiling, adding warmth while visually defining the space.

To reclaim valuable square footage, the fireplace wall was reframed and fitted with a slimline insert, gaining 18 inches of living space. The fireplace was finished in a striking blue brick, creating a bold focal point that complements the warmth of the ceiling stain and anchors the room.
