First Floor Renovation

Oxgate | First Floor Renovation

In this renovation project, we had the privilege of helping a couple transform their cherished home of 26 years with a comprehensive interior update. The original kitchen layout included a small, awkward pantry and a peninsula-style cabinetry design, with limited access between the kitchen, dining room, and foyer. Our clients envisioned a brighter, more open concept with an updated kitchen, a functional island, and improved flow throughout the main living areas.

To bring this vision to life, we implemented a series of structural and design changes. The dated pantry closet was removed to make room for a well-proportioned island, and custom cabinetry was added to enhance both style and functionality. To improve sightlines and circulation, we removed the existing header between the kitchen and family room, feathering in new hardwood flooring to create a seamless transition with the original wood. In the family room, we redesigned the outdated fireplace surround with a custom feature that includes a lower mantle—ideal for showcasing the client’s artwork.

In the dining room, a load-bearing wall was removed to open the space to both the kitchen and foyer. Elegant structural columns were introduced to provide necessary support while elevating the architectural detail. First-floor carpet was replaced with hardwood to unify the main level, and all existing hardwoods were sanded and refinished with a modern stain, giving the home a clean, cohesive, and refreshed look.

This renovation completely transformed the home, blending improved functionality with timeless interior design and delivering the open, welcoming environment the clients envisioned.
